Harper Recruitment Group is delighted to be partnering with one of Nottingham’s leading property companies to recruit an experienced Facilities Manager. Supporting the wider Lettings team, you’ll play a key role in ensuring residential buildings are safe, compliant and well-maintained, delivering an exceptional environment for tenants while maintaining strong relationships with landlords and contractors.
Key Responsibilities
- Manage the day-to-day maintenance of residential building communal areas.
- Carry out routine site inspections to identify maintenance issues, hazards and defects.
- Liaise with landlords, tenants and contractors to ensure buildings are maintained to a high standard.
- Act as the Responsible Person under the Fire Safety Order, ensuring an integrated approach to building safety and compliance.
- Coordinate planned preventative maintenance alongside reactive repairs.
- Schedule statutory servicing and compliance testing in line with current legislation and British Standards.
- Manage service contracts including fire safety, gas, plumbing, electrical, lifts, pest control and water hygiene.
- Coordinate contractors to complete planned and reactive works within agreed timescales.
- Organise larger-scale maintenance projects and refurbishment works when required.
- Process and maintain compliance documentation, service records, inspection reports and risk assessments.
- Keep landlords and tenants informed of planned works, improvements and service disruptions.
- Raise work orders and authorise invoices relating to maintenance works.
- Monitor service charge budgets, reviewing available funds and liaising with the accounts team regarding expenditure and forecasting.
- Prepare and present operating budgets and projected maintenance costs for landlords.
What are we looking for?
We’re looking for a proactive Facilities Manager with excellent organisational skills and a strong understanding of residential property compliance.
You’ll ideally have:
- Previous experience in a Facilities Manager or similar property management role.
- A strong understanding of Fire Safety, Health & Safety and statutory compliance requirements.
- Experience liaising with Local Authorities, including Fire Services and Councils, during audits and inspections.
- Excellent communication and relationship management skills, with the ability to build positive relationships with landlords, tenants and contractors.
- The ability to prioritise a varied workload and respond effectively to urgent maintenance issues.
- A full UK driving licence and access to your own vehicle to travel between managed sites.
- Good IT skills, including Microsoft Office. Experience using STREET software would be advantageous but is not essential.
Additional Information
- This is a hybrid office and site-based role.
- There is an expectation to work approximately four Saturdays per year to support operational requirements.
- You’ll be required to assist with occasional out-of-hours emergencies on a rota basis.
